Cypress Cay was established circa 2001. It is a sub-division located in the Gateway Community in South Fort Myers , Florida. There are 147 homes of ten different models ranging in size from 1463 to 3222 square feet of living space . The last home was sold in early 2006.
What's New
-NEWS and VIEWS-
All homeowners must submit an ARC request when doing any work to the exterior of their home, which includes, but not limited to the following:
Doors, driveways new or driveway additions, exterior paint, landscaping over
$600, roof identical, roof repair, fence and more….
Contact the Management Company (CRM) for the ARC request form.
If you need additional parking for a guest, you must contact the Management Company (CRM) to request a parking pass for the pool area. Parking will be limited, and the vehicle must display the pass on the dash or may be subject to towing at the owners expense.
Residents are reminded that overnight parking on the street is prohibited. Vehicles MUST be in driveways between the hours of 2:00AM to 6:00AM. Red’s towing will be periodically out to check on violations. One warning will be issued per vehicle, then the vehicle will be towed at the owners expense. Parking in yards or common areas is strictly prohibited.
The Board has agreed to raise the assessment fees for 2024 to $150 per month. Please be prepared to make the new payment beginning January 1, 2024. Be sure to make the necessary adjustments to your payment to avoid any late fees. Payments are due on the 1st of the month and considered late on the 11th as per section 8 of your declaration. Raising the fees are never a thing we want to do but it is a necessity to keep up with the current operating expenses in the budget. While the Board of Directors and Association Management works diligently to provide the best services for the Association at the most affordable costs possible, rates for utilities, insurance, landscaping and most every other service has increased across the board.
A reminder that per the rules regulating the display of flags, signs and banners on the lots; Article 2.2-4 states; You may display one
professionally printed sign supporting a political candidate. Such sign must be no larger than (3) three feet by (2) two feet, may be displayed no earlier than 60 days before an election and must be removed no later than 15 days following the election.
All golf cart owners in the community MUST register their carts with the Management Company (CRM) . You must provide a “Certificate of Liability Insurance” for your cart. You will then be provided a sticker to display on the front windshield of your cart. All cart owners MUST comply or you will be in violation and fines may be issued.
Please, when parking on the side of the roadways, do not park with your wheels on the grass. Sprinklers are located close to the curb edges and can be damaged. Homeowners will be held responsible for any damage to sprinkler heads caused by parking on the grass. Vehicles may be towed at owners expense.

Lawn Care & Irrigation
Cypress Cay's home irrigation is operated from a central control system. The system is automatic and nothing needs to be done by the homeowner. The central control system is set to turn on your system twice weekly at designated hours. Homeowners are responsible for the maintenance of their own sprinkler heads, pipes, solenoids, electronic valves. The HOA will replace ONLY ball valves and decoders in the boxes.
Community Pool
The Cypress Cay Pool, Pavilion will be locked 24 hours a day and will require an access card to enter. If you have not gotten your access card, contact Compass Rose Management, our management company at 239-309-0622.
Gateway Dog Park
Gateway Community Development District Dog Park provides a place for dog owners to let their pets run free safely and legally without a leash. The park is approximately one acre and located adjacent to the Sherman Soccer Complex.
Garbage and Recycle Pick Up
Garbage and recycling may be put out Thursday evening. The pickup could be as early as pre-dawn on Friday morning. Please bring all totes/cans in within 24 hours of pick-up.
